Your lease should specify a minimum amount of tire tread that is required to be left on the tires at turn-in time. I think it's about 1/8", which is the minimum safe tread that you should drive on anyway.
Leases also usually require tires of "like quality" to be used as replacement tires.
There are several ways around this requirement.
1. If you are leasing a new car, have the dealer assume responsibility for the old lease car as a trade-in.
2. Buy the car off the lease and replace the tires when you want to.
3. Purchase replacement tires that are substantially less expensive than the $250 Michelin Pilots on the car originally. I replaced my tires with Falken Ziex of the same size for $300 for 4 tires monunted, balanced etc.
What you do not want to do is turn in the car with bald tires, as the lease company will charge you for replacements at the full price of the OEM tires as allowed under the lease. I have never been docked (4 leases) for tires. All they care about is that the car is saleable with the tires that are there when you turn it in.
