from what i read chatter is normal in cold temps till oil gets to the chain and heat being the chain expands alittle then shrinks when cold. your milage is getting up there though but i have seen cars (good cars that is) with higher and still having the original chain. along with the chain are rain tensioners which wear because they are hard plastic over metal and when they wear they can give the chain alittle slop.
the chain is cheap and the parts....labor will be the killer.
its a call on your part...replace the chain if the rest of the engine is in good shape or let it go and see if you can get to 300k
