Frank,
I don't know if lubing will help, as I think those motors can't be lubricated (I may be wrong). A few weeks ago, my 900's passenger side fan started sounding terrible: a squealing howl whenever it cycled on, with a burning electrical smell (noticed from engine bay w/hood up).
I unplugged it, which gave me no cooling fan on one side, so I ran a/c to operate the other fan so the car wouldn't overheat!
When I got home that evening, I swapped the fan out with one from my parts car. Both are 1984 900S 3-drs. The hardest part I came across was getting out those picky little fan shroud screws on the bottom! I had to find them by feel and it took all I could do to keep inward pressure on screwdriver while turning driver--or else screw head would've stripped out because screws DID NOT want to come outta there! Then, it takes a little finesse to get the fan out around the top radiator hose and the battery. Not the worst job I've ever done, though. Should be quite simple. Squirt some WD-40 or PB spray to soak them screws first!!!
If yours is a Turbo convertible, then you may have all that turbo plumbing to worry you because its in the way, too!
Hope that helps!
