Doesn't sound like it was well maintained, but if the body and interior are in good shape, you just have alot of sorting to do. Trans is big $, rest not too bad..
Buy a Bentley manual from one of the site sponsors and establish a relationship with them for parts. I have had good luck with sobstory 800-583-0370. Jim can help you getting everything back in working order without breaking the bank.
Address the brakes and cooling first. Check your brake fluid resevoir first for low level and at wet fluid calipers indicating a leak. If no leak, suspect your master cylinder.
Fan problem could be relay, fan switch on left side of radiator, or fan motors. Jump the two wires at the radiator switch to see if fan(s) runs. If fan motors run the problem is the fan temp switch, easy fix. If fans don't run then power fans directly from battery. If they run now then the problem is in the relay/wiring. The Bentley manual will help explain this.
Leak could be at windshield seal or other points of entry.
Change tranny fluid, but it may be too late. Consider switching to a manual trans if trans is shot.
