The tough part is that the torx screw sometimes strips out and it has to be drilled out.
But, it's a good opportunity to lube the pins on the caliper and the contact points on the pads - not to mention being able to inspect and replace brake hoses, CV joint boots, etc as needed.
If it has sat for that long, especially if it's above the Mason Dixon line, I'd be concerned about the bleeder screws on the calipers rusting to the calipers.
From how you describe the condition of the car, I think that the seller might be asking a bit much.
