S Belt follow-up

My indy replaced the belt without doing the tensioner but it still telling me I should replace it. I will do Ari's test and if all looks OK I will leave well alone.
I asked the garage to check a bunch of things for me. Here are the results.
- Exhuast flex pipe broken
- Both Cv's joints cracked (but not yet split) and passenger side leaking grease
- One tie rod has pinch play at the end
- Water pump has a small leak
- Rear brake pads and rotors will need replacing soon
- Top engine mount seperated
- Bottom engine mount OK (he said that he did not like the look of it when he pried underneath it with a screwdriver but it looks fine when he had someone torque the engine)
I know the rear brake will be easy to do myself. It looks like the flex pipe comes with studs in it. Is that correct? If so that should also be easy to do myself.
How hard is it to replace the CV boots?
Should I be worried about the water pump?
