Robert - just bought my 99 9-3 of its lease at end of december. didn't use chase (used saab financial), but lesson should be the same. they will definitely move on the price. my lease-end option was for $17.1 and i ended up buying it at lease-end for $13.4. it wasn't as good as stan's $10.5 (hard to believe), but hit my "purchase-threshhold."
my methodology was to call them about once a month and talk to the same woman there (she and i built a rapport). she was pretty good about telling me the latest auction price and readjusted my purchase price option on a monthly basis. 5 days before i had to turn it in, we talked again and she gave me the the lowest price that "she could." maybe i could have gotten a better price, but my initial thought was that i would have bought it for $15k. i took it.
it definitely came down a lot as the used car market began to suck wind in nov/dec. i do believe that the auction prices will drive the deal they cut for you, so if the economy picks up, then you may be out of luck when lease-end arrives ... thus it may be better to take their offer now (check out the performance of the dow over the last week ... all leading economist forecasting a q2 turnaround).
couple of things to remember: sales tax will be about $1k, but you will get your deposit back (for me about $500) and you won't have to buy the car disposition fee.
