T-stat gasket?

Hi Everyone..Last winter i replaced my T-stat and gasket with both OEM parts. After about 6 months the rubber gasket started to seep from what appeared to be the bottom of the t-stat housing.Replaced the rubber gasket again, everying perfect. .Now 6 mnths later, or so, its winter again and im getting coolant seepage fromn the same area; enough that i need to replace the gasket again. I am not new to working on cars, so with that, i assure you everything is clean, nick-free, sanded gently flat, etc. I installed everything dry, no sealant, loctite etc. The t-stat bolts are not loose, as i just checked them. Any suggestions on a not so fun gasket replacement in the cold NE right now? It shouldnt be like this(..
