I bought a house last August which was being rented so I have been paying mortgage and escrow to cover property tax on it as a non-homestead home. When my next property tax bill comes in the summer, my property tax bill will be significantly lower because the homestead status will kick in. I continue to pay mortgage and escrow at the higher rate. How can I get that money back or when can I start paying less?

Also, I received an appraisal from the city saying my house is worth about $20K more than I paid for it in August, and I don't think I could sell it for the higher amount. What's my best approach? Should I protest the value of the house to the city or have my bank reappraise so that I have more equity in my home? (I'm on a 20-year fixed mortgage by the way).
