If your condo unit is on the upper floor, be kind to your neighbor below and consider adding dampening pad between the wood floor and floor substrate.
1. Either system will be OK. It depends on your subfloor. If the subfloor is concrete, then it can be glued or floating. If wood subfloor, then nailed or float.
2. If it's wood subfloor and it is not plywood, then add the plywood for nailing system. If floating system, don't need the additional plywood. Before installing the new wood flooring, check the subfloor for loose wood sheathing. Screw it down to prevent movement, which is the source of squeaks.
3. Any hardwood will be OK, it's a matter of personal taste in the way it looks, such as the grain orientation, pattern, etc.
4. Make sure your pre-finished wood has aluminum oxide in the finish for better wear.
