I was renting a home in CT until last month and have a few questions about what the landlord was responsible for vs. what I was responsible for. First she returned all but 100.00 of my security deposit for conditions that were either preexisting or caused buy natural wear and tear on the property. There was one bedroom without heat the whole time I was there, the bathroom heater was inoperable, there was no lock or handle on the back door and the sky lights leaked causing stains on my couch and mold to grow (sounds like a s*** hole but it was a cool place). I was charged for all of these, and I am taking her to court to get my money back. You may remember a while back 2 dead trees fell and crushed my 90 900 TC. She refused to even pay to remove the tree from atop my car or from the driveway so I was forced to pay a tree company to come out and remove it just so I could get insurance to look at the car. I ended up having a friend of a friend volunteer to remove the rest of the tree from the driveway so myself and my roommate could park our cars off of the street. I lost my 500.00 deductible in the mix. These trees were/are a known problem on the street and in the town. 7 of them line the street, all 80' pine trees, dead as a stump. The neighbors have complained, the town has complained, I complained, and then this. My landlords reaction to the trees falling was " was it one of the trees that was expected to fall?" She expressed no remorse, and acted as though she didn’t care. She is refusing to take them down for the sole reason she doesn’t want to pay to have them removed and it costs her nothing if they fall into the street/ on my car, or the next tenants because the town will remove it from the street and the tenant "must" remove it from the yard. I am taking her to small claims for my security but also want my $500 for the car. Am I in the right, or is she not responsible?

Another question: When I moved in she told me if anyone from insurance or the mortgage company comes to the house I MUST tell them I am just house sitting. I assume this is because she doesn’t alert them that she is renting the property so she can save a few bucks. I was told I am eligible for all of my rent back for the entire term of the lease based on the fact that I was renting a house that wasn’t being rented legally. Is this true?

I wouldn’t be going after any money at all if she had just given me my security deposit back. She is stealing that money from me, and in my eyes (and hopefully the courts) she is stole my 500.00 for the car too. I improved her property immensely while I lived there, painted, cleaned up the trash in the yard ( pallets, tires, plywood, 2x4, bottles, windows, cinder blocks), fixed leaks, planted grass to replace the dirt “yard”, brought in loads of mulch to landscape, and now she is trying hose me, like she tried to do to her last tenant who warned me this would happen.
