I work for a company which manages the construction of a substantial amount of premium office space in the Boston area, and based on my experience in this market, I would have to agree with Dave W.'s view that what was feasible 30 years ago is not necessarily feasible now. The advances in technology in even the last five years has changed the Real Estate needs of many companies, particularly financial ones, to the extent that much of what was done in WTC could now just as easily be carried out in Montana. I'm not suggesting that every brokerage in Lower Manhattan is about to move off west, but even if, say, the WTC had collapsed due to a design defect, I do not think it would be rebuilt in anything like it's previous form... My guess is it will be rebuilt with a maximum floor count somewhere around 50-60, and probably the same total of seven buildings. It is still a highly desirable location to many businesses, and will consequently have takers, no matter what has happened there in the past.
