Bill I hope you're planning on storing this stuff outside as toulene is very similar to gasoline in terms of it's explosive properties (vapor form). I also found Xylene in one gallon containers at Loews for just under $10. Xylene has a slightly higher octane count 117 vs 114 for toulene. Here's the mixing ratio for 1 and 5 gallon sizes.
The only thing I can think of is the lubricating agent is for the fuel pump and the mineral spirits acts as a fuel injector cleaner.
Just out of curiosity, what quantity are you planning on adding as an octane booster ? Please post your results after running your home brew.
