Well, to see if its a good deal, you'll have to answer a few questions:
1. What is the cap cost?
2. Are the mileage expectations realistic?
3. Do you plan on turning the car in at the end of the lease?
There are many lease calculators (usually in the form of a spreadsheet) out there that will let you back in the numbers to see any missing values (lease rate, cap cost etc.). If you plan on driving the bejeesus out of the car and expect to turn it in in 48 months, you may get socked with a hefty mileage charge. Conversely, if this is to be the wife's city runabout, you could save money by going for fewer miles. If you plan on buying the car at lease end, then mileage is a moot point and you should go for lowest overall cost.
Going no cash is generally the best way to lease. If the car were totalled two months after you got it, your insurance would pay a certain amount, the Gap insurance would pay the difference to pay off the lease but you would be out your $2750 or whatever cap cost you contributed.
The deal doesn't sound _that_ bad. You should have seen what they were doing in August, though!
