Help with inner axle boot

Noticed about a week ago that my passenger side outer CV joint boot was torn. Don't know how long it had been but still looked like it had some grease in there. Got a new boot from my local mechanic yesterday and took the axle out today. The job itself was pretty easy, as described by several people on this board and with the Bentley. The problem I encountered was that my inner boot was toast. It must have been the original one with nearly 150k miles and 10 years, nicely cooked by the exhaust. When I tried to pull it off the inner driver, it just broke; it was that hardened. Also, I noticed that the driver didn't have any grease anymore but what looked like black engine oil. When I took it off, it left a 3" diameter puddle of oil on the ground.
So here are my two questions. Is the inner boot a specialty item and do I have to wait until Monday to get the part from my local mechanic or do any of the parts chains carry these type of items. Would prefer to order from Sobstory but that would take a week for me to get the part. Second, is it common to have a small leak of transmission oil into the inner driver boot and wash the grease away? Should I take the inner driver apart?
Two additional comments. Should have gone with the rebuild axle from Sobstory for $69. The two boots alone will cost me $40 and then I need to buy the special grease for the inner driver. Took the CV joint apart and after 150k miles, I do see some signs of wear. Definitely not worth my time messing with the joint for probably more money... Also, recently got some air tools to do some home improvement stuff (nail gun). Got some wrenches too and it makes it so much easier to get the bolts loose. I'm going crazy with the pneumatic wrench. Drop the engine next?
