The clearances between the sections in the mast are pretty large - it really isn't that much of a metal-on-metal rub that would need lubrication. The INSIDE of the mast, where the nylon toothed 'tail' resides is lubricated, if by nothing else the effect of nylon.
Anything you put on the mast will come off on your shirt, hands, etc. Any dry lube will get blown off by the wind; any 'wet' lubricant will just pick up dirt and dust, and create a gritty sludge that will do more harm than good.
A replacement mast is about $17 from various site sponsors, and can be replaced in about 5 minutes. It's been my experience that the masts usually get bent or otherwise damaged before they get really ugly looking. But if you have managed to wear out a mast, your best bet is simply to replace it. If it is that old, the teeth are getting worn.
