I highly doubt that what the mechanic hear is timing chain noise but most likely balance chain noise.
It's no use to "roll" in a new timing chain in worn out system (guides).
You say you have searched wide and far for the right answer, I guess you don't like the answers that are presented?
Do a search on this board for balance chain, sprockets, oil pump, oil pressure, releive valve and you will find lots of information.
If nothing else would be wrong with your engine, 12mm is still ok on the tensioner but since I think you have a balance chain going South you need to look into that and have it repaired before the balance chain snaps and takes out the timing chain and engine.
