They're pretty expensive, compared to at tank type. Worse, at least back here in NEOhio, average plumbers won't install them ... AAANNNDDD self-installing voids the warranty on the Bosch units we have in our Local Home Depot!! The "Company approved" installer wanted $350 for installation. Worse, you don't save much energy at all unless you purchase a pilotless model, which adds another couple of hundred!

Tankless units come in "user" ratings, unlike tank types which come in "gallon" sizes. A "single user" (one shower at a time, or clothes or shower but not both) runs around $500. A "two user" (two showers at the same time, or washer and shower, or dishes and clothes) costs about twice that.

We have an oversize Jaccuzi tub and require a 75 gallon tank to fill it with warm water. It was still more economical to install a tank than a tankless. For your condo, a standard 40 gallon tank (installed) would be about a third to a quarter of the cost of a tankless installed.

*if* the tank is indeed 20 years old, do replace it. Ours was 24. They leak w/o warning. One day they don't leak, next day, they do. "Rule of Thumb" is to count on 10 years. In part, it depends on what's going to happen when it leaks. If you have it in a "raw basement", wtf? If the condo downstairs is going to have their ceiling cave in on them when it leaks while you're on vacation, do the right thing!
