There are a record number of residences listed for sale at the present time. Everyone overbuilt during the 90's boom, and many people, like me, are looking to upgrade while the it's a buyer's market and interest rates are historically low. There are neighborhoods in town that people are probably standing in line to buy into, but mine is not one of them, though it is very close in relative to the huge suburban populations surrounding Atlanta. It's a "transitional" neighborhood with smallish ranch homes built in the 60's, not the massive 5BR/6BA mansions that are popping up all over the place way out in the 'burbs. It's a first-home buyer's house, as it was for me - just gotta put some lipstick on it and find the right buyer. I've seen 75% appreciation in value in 8 years according to county assessment, one of my reasons for wanting to move (likely into a spacious downtown loft before that gets too hot to afford).
