The last 20 years I have worked in home repair..95% of my work being either preparation for sale or repairs required by the appraisors. Plus I have sold numerous homes in the last few years. Here are a few suggestions that may help you.
1. Paint both the interior, preferably an "off white", and the exterior, if needed, in a neutral color...white, beige, light creme.
2. Repair any leaky faucets, bad light fixtures, ceiling fans, or outlets that are broken or "painted".
3. Repair or replace any bad floor covering (vinyl or carpet).
4. Repair ANY sheetrock cracks over doors and windows. (prospective buyers will think the house is falling down)..forgetting that it took 20 years for all those cracks to form.
5. Consider repairing any cracks, then painting garage floor.(optional..paint walls and ceiling in garage if finished.
6. Conside shutters on front..flower box or pots...."curb appeal". Paint front door a contrasting color.
7. Select an agent who specializes in that area or whomever sells the most houses there.
8. They will probably want a 6 month listing/give em a three month listing. Make sure they are MLS and you like them. If a home doesn't sell in 3 months usually agent is not aggressive or house is overpriced.
9. Price it fairly...remembering no matter how you price it you will be expected to bargain a bit.
10. "Sweeten" the deal. Tell agent if you get a full price offer you will pay all or part(2K-3k)of buyers closing costs. You still end up with the same amount of money as if they had bargained you down. And...there are a lot of people who can make the payments on a home, but are short on cash.
