I did this a while back. I made sure I got the exact same model, so I knew the pipes would line up. Make sure the spacing is the same, or you'll need to do some re-plumbing.
I don't know if your state or town requires this be done by a licensed plumber. That varies by region. I did it myself, but I paid the gas company to come out and inspect my work. What's the downside? Other than a mistake costing you your house, the insurance company may be able to not pay if the repair doesn't meet code. Worth a phone call to the Inspector at Town Hall.
Turn off the gas, and the pilot will go out. Shut off the water supply. Now, hook up a hose to the heater drain, run to a drain, and make sure you open up the hot water taps in the house. Otherwise that water will be trapped in the pipes, and will come out after you remove the old heater.
I used pipe dope on the gas line, and teflon tape on the hot and cold water lines. Make sure the venting is in good shape.
