so.... make the contractor get a rider (naming you as an insured) on his insurance for the job at your place and send a copy to you. that is also SOP. my wife is a C-7 licensed contractor and this is requested by her clients about 90% of the time. This does several things. First it is a way for you to determine how established the guy is, does he have insurance? Second it gets you off the hook for most construction related accidents he may cause. Also, he may file a construction lien on your property to make sure he gets his money, you will need a copy of the satisfied paper work showing that the lein is done. Also, have you checked with your local BBB to see if this guy has any complaints.
Oh, and the FIRST question is, you did check to see if he has a contractors license, right? And that the license is in *his* name. Too many scams with a license being used that belongs, in reality, to *someone else*. You can also call the state contractors board to check validity of the lic and any complaints lodged against it.
This may sound anal, but you have very little protection without these checks and it sounds like he is asking you to submit to arbitration vs suing him. He should comply without batting an eye if he is legit...
