and if it is accepted you sign a P&S (purchase and sale) agreement. In that agreement is language that puts the deal contingent on a satisfactory home inspection by a qualified house inspector. In some states these folks are licensed.
Then you do the inspection --with you accompanying the inspector-- and get a written report on the property. This lets you know about the house and if it need something that is not immediately apparent, if may give you some negotiating power to change the offered price.
Don't get an inspector the realtor recommends. Go to your bank and ask for who they recommend. That way you know it's more likely to be a completely neutral evaluation.
