How to spot a Rita seasoned SAAB?

Here in South Texas, you don't see many 2nd 9-5 in the market. Then the other day I saw this. Small town seller are selling his 04 9-5 ARC. 20K miles. Pictures of the car looks great. Google told me in the town where he lives, Rita kissed 950 houses out of the total 1000 houses. So I became really concerned whether it is a Rita seasoned SAAB? I am planning to do the following before I buy it:

1. Ask the seller for proof of full insurance courage of the car; Call his insurance to make sure there is no water damage claim. Is it appropriate to ask the seller for this insurance doc and make the call?

2. Have the car inspected. To check for water damage, is it better to take the car to a bodyshop or to the dealership? It is a 70 miles drive to the nearest SAAB dealership. Is the dealership supposed to do a thorough flood check for me since it is still in warranty?

Please share here if you have a better idea on how to spot a Rita seasoned 9-5. Thanks.
