Way OT: Sold house...but A/C compressor just went out!

I am in the process of selling my house and during the inspection discovered that the A/C blowing the fuse (first time turned on this year). Turns out the compressor is bad. We've already settled on a selling price... but now the A/C comp. is going to cost approx $1300. What am I up against legally and ethically?
Option one - call around and find out the lowest possible price for a new compressor and comp them that amount on the house.....leaving them the option to buy a nicer one later.
Option two - Fix the blasted thing and be done with it...
Or three... be a total loser and not fix it at all..
Maybe fix it myself....HHhmmm. Can't be that hard.. can it??
