This gives you both an out.
The buyer probably won't want to buy the place and have to do the A/C right away so they could (a) pull out, (b) revise their offer, (c) expect you to eat it, (d) work with you.
Our last house had a few items show up on inspection and we just negotiated it. Same on the house we were buying. We ate about $1200 on our last place because we were under pressure to close on the one we are in now. And the owner of our present house ate about $1500. Since you aren't going to live there you don't want to eat the whole $1300, so let them make the first move. Then counter offer. If you gotta get outta there b/c you have a deal on another house you are not in a position to wrangle a whole lot.
Depending on where you live, if you look at the $$ involved as a % of the house value it gives you a different perspective. If you just agree to split it with them it's really OK. Remember, if they bail out you will still have to address the issue in one way or another with the next buyer.
And is it worth getting a second opinion on the compressor? Did an A/C or HVAC guy diagnose it or just the house inspector?
