You can still have your agent write the offer. I'd want somebody knowledgable on my side in any house purchase, representing my interests. In a FSBO situation, things tend to favor the seller. Where I live (California) the buyer's agent and the listing agent each charge the seller 3%. If you have an agent write the offer, the seller will still save the 3% listing fee. If the seller balks, determine how much you want *this* house and how much risk you're willing to assume to get it.
In any case, why not ask your agent? He's certainly run into this before.
Good luck, it's pretty brutal out there right now for the buyer.
