by all the good advice he gave you and the many house showings he arranged for you. Even if he didn't find the house you want to buy now, he did play a role in helping you clarify what you did and didn't want. Most Fizzbos will pay a half commission (2.5% or 3%) to the "cooperating broker," meaning your agent. I think you should stick with him and let him handle the purchase for you. Also, if this one falls through, you'll still need him to keep hunting.
Whether a lawyer needs to be involved depends on your state. When I lived in NC, a lawyer handled the closing and the parties met across his table. Here in CA, we have escrow closings and lawyers are rarely involved.
My vote: don't stiff your guy.
