you don't need a new regulator, but you do need to ensure that whichever one you use is well-lubed with some waterproof grease. i also periodically spray the rubber runners with silicone. this job is best done with rubber gloves, due to the grease involved.
begin by rolling down the window if you can...
1. unscrew/remove lock knob
2. unscrew/remove plastic door latch fascia
3. slide velour trim piece down & out (has 2 up-facing clips on l/r sides)
4. carefully free metal arm @ handle that actuates latch; has a fragile plastic clip that swings out of the way prior to removal
5. unscrew/remove door latch handle
6. unscrew the 2 screws at the bottom of the interior panel & the 3 at the top. carefully remove interior panel
7. carefully remove the plastic moisture barrier, which is very fragile. gently pull on the barrier to stretch the black rubbery adhesive that holds the barrier on & slice it with a utility knife; take your time.
8. with a small screwdriver, carefully pry off the ~6 clips that hold on the rubber piece at the top of the window; this is the piece on the *inside*, not outside of the window.
9. look at the regulator & remove the two bolts at the base of the glass that attach it to the regulator.
10. carefully slide the glass up/out of the door. takes a few trys; be patient. iirc, the rear end comes out first.
11. with what i recall to be a 10mm socket, loosen the ~4 bolts that hold the regulator on; a fifth bolt, to the left and above the cluster of the ~4 bolts also needs to be removed.
12. remove the regulator from the door; takes a few tries - remember the general shape of the regulator when you take it out so that you can position it properly upon re-install.
13. with your 10mm socket, remove the motor.
WAIT: you're sure it's the motor?? could be that the lube in the regulator has disappeared over the years & what you need is a good cleaning & a dose of grease in the pivot points & motor gear. do this now.
14. assuming the motor is, in fact, the culprit, go ahead & fit the new one to your now well-lubed regulator. the rest is the proverbial "reverse of the above."
--> remember to reattach the wiring (duh...)
--> be sure the metal latch actuator arm is correctly positioned when you refit the regulator.
--> do not overtighten the interior panel screws, especially the ones at the bottome that have plastic washers.
--> use duct tape to repair the tears in the moisture barrier.
--> test out the operation of the door handle when you're done. if it's not positioned properly, it will not move the latch enough to open the door.
DISCLAIMER: the above is from memory; some steps may be out of order; my car's an '89 - yours may be slightly different. having said that, though, it's a greasy but pretty easy job.
