Before going to that much trouble, reverse-flush the system out thoroughly and add at least 50% 5-year coolant (Prestone will do). Percentage depends on where you live. The last step is to add a 5.5 oz. bottle of Bar's Leaks (liquid, silver container). It may cure your leaking maladies without an expensive heater-core replacement. If it still leaks but is improved, add one more bottle. Replenish once per year and every time you change the coolant (two years or 30k).
Check the thermostat, as if your gauge is venturing into the red while the car is moving along, it may be sticking closed. You should hold 2/3 into the normal range while moving.

I don't know if the seal can be replaced, but you will need to fix this immediately. Sooner or later you will lose all the oil in the system and you will burn up your compressor.
