If you are only going to drive the car 5,000 miles per year, your residual should be higher than 49% at the end of 3 years.
The lowest amount of miles per year generally avaliable is 10,000 miles/year. As the total mileage drops, then the residual should go up. For example, on my 2000 convertible, the residual is 52% of (inflated) MSRP w/15,000 miles per year. If I were to have taken a 10,000 miles/year lease, the residual should have gone up at least 2%. This would have resulted in about $840 less in total payments over the 3 year lease.
You should pay for the mileage you will use, not the mileage you don't use. I suspect that you are being asked to take a lease with more miles that you will use.
