- OK, why do you need a lawyer? I've bought four houses and never needed their services.
- Banks don't usually offer the best rates. You've got some shopping to do. Start at http://www.mortgage.com
- Lots of lenders offer great deals for first time home buyers.
- I seriously doubt if you will live in this house the rest of your life. You might as well plan on moving and base your mortgage on that. Perhaps an interest only loan would be more appropriate - but there are lots of choices. What you really need is a mortgage broker. They make money from banks by providing them with customers. Good ones won't even charge you for refinancing (I've refinanced my current loan twice with no points or closing costs - they weren't rolled into the loan either).
