How is the home heating laid out? Convectors along walls, or in-floor radiant?
I'm guessing that the supply temp from the boiler is 180F, with maybe 20F delta T. Condensing boilers are great, but unless you're returning 120F or less, you're not getting the bang for you buck you might think.
During winter design condition, you probably need the 180/160 to stay warm. That's how your system was designed/installed. During milder temp's, the house should stay warm with lower water temps. Add an Outdoor Air temp sensor to a condensing boiler and it probably has integral controls to allow a supply temperature reset.
How many bathrooms, how many people are you trying to supply hot water?
What size instantaneous heater were you considering?
I'd be tempted to take Roger's KISS, and go even simpler. Replace the boiler, add a standard gas-fired water heater with storage tank. That way you don't have to run the boiler in the summer. The water heater is stupid simple, easily replaced, requires no electricity.
To replace the boiler, even though you (most likely) can't have condensing during middle of winter, you can have it other times, they're much smaller, and the prices are getting better. You would have to redo the flue, you can't simply discharge into masonry chimney, nor would you reuse the B-vent if that's how you boiler presently vents.
