At around 200,000 miles, I replaced the timing chain tensioner, the top pad, front main seal, harmonic balancer, and a laundry list of other stuff while my motor/tranny was out of the car.
It was determined that the timing chain was in perfectly good condition, and could easily last for another 200,000 miles. As others have pointed out, when a chain stretches out, it wears out the teeth of any sprockets driven by the chain. A new chain will then wear out quickly if used with worn sprockets. If you're going through the trouble of replacing the chain, take the time to assess the entire situation and make sure that any underlying problems are fixed.
Cure the disease, not the symptoms...
