An "OEM unit" is one that's installed by the manufacturer, at the factory. Like on your car!
There are many people who install turbochargers on cars that weren't intended to have them. Sometimes the results are "less than optimal" (like the engine blows up) since the engine's not designed to tolerate the additional stress.
Therefore warranty companies put "OEM turbo" language in the contract so they don't have to cover problems caused by aftermarket installations.
